Uta Birkmayer

Uta Birkmayer founded Xsense out of a deep conviction that we have accepted far too many fake places as normal.


For decades, real estate development has been driven by formulas, polished theming, and borrowed identities — places designed to sell rather than places designed to mean something. Uta saw another possibility: that new places could be created the way beloved places have always come into being — through a living relationship with land, culture, memory, beauty, and human need.


That insight became Xsense.


Drawing from a background that spans hospitality, destination development, cultural research, and experiential design, Uta created Xsense as a new paradigm for real estate: one that begins not with branding, but with truth. Her work is rooted in a simple but powerful belief: real places are not invented from the outside. They grow from within. They emerge from the genius loci — the spirit of place — and from the many visible and invisible layers that give a place its meaning.


Through Xsense, Uta helps developers, designers, and communities uncover the authentic cultural DNA of place before design begins. She researches deeply, facilitates collaboratively, teaches teams how to recognize real versus fake, and above all inspires people to create from what is already true. Her goal is not to impose a polished answer, but to awaken a better process — one in which architects, planners, interior designers, chefs, spa teams, operators, and local communities can each bring the story of place to life through their own craft.
